Bridge
Short to medium term, bridge loans are an elegant solution to value-add, lease-up, and renovation projects. Often non-recourse, bridge loans can provide higher leverage and full cap ex funding.
Construction
Short term loans such a 1-2 years, construction loans are used to fund development prior to obtaining long term financing. Usually variable rate, construction loans allow a loan draw schedule in order to build over time.
Agency
Longer term non-recourse loans, backed by Fannie Mae and Freddie Mac. Agency lenders provide competitive loans supported by the government.
Debt Fund
Backed by balance sheet funds or CLO's, debt funds provide flexibility and have less restrictions. Often non-recourse, debt fund loans are solution-oriented short to mid term loans.
CMBS
Commercial mortgage backed securities are fixed-income investment products that are backed by mortgages on commercial properties rather than residential real estate.
Bank & Credit Union
Local and national banks and CU's are a great solution for most asset types. Generally recourse, but sometimes non-recourse, these loan types can yield great terms.
Hard Money
Often non-recourse, hard money loans deliver proceeds with less headache for riskier asset types. In return, the lender requires interest rate compensation.
Mezz. & Pref. Equity
Added on to the capital stack, these loan types increase loan leverage at a higher cost of capital. Mezz/Pref loans are usually added on top of the first mortgage.
